Steps;
  1. Open: RM will notify you when an application is submitted. Go to RM rental info tab andclick onapplications. Then click on completed applications for details. (Every potential resident 18 years of ageand older must fill out an application).
  2. Background: Go to www.american-apartment-owners-association.org. This is where we run backgroundchecks on all applicants. Enter the required details from the application. Run a background and creditcheck.
  3. Review: Review report for evictions and arrests. We require:no evictions within the last 7 years, noarrests within the last 7 years (traffic violations typically ok), credit score of at least 600
  4. Notes: Review any positive or negative notes from the showing.
  5. Verify: Verify current residency: Call current landlord to confirm move in, move out date. Call employerto verify employment and income. Review paystubs to ensure net income is at least 2.5x monthly rentalrate.Review vet records submitted to qualify weight and breed of pet where applicable.
  6. Approve orDeny: If all requirements are met, approve. If not, deny.

 
 
 
System Quantification: Typically half of the showings will submit an application. Typically half of applicants willbe approved.
 
System Standards: While full occupancy is veryimportant, a unit not occupied is better than a unit occupied by abad resident. If we rent to the wrong person, that unit will end up vacant, so we want to be sure we are rentingto residents we believe will be a good, long term fit.​
