RESPONSIBILTIES:
STRATEGIC:Discuss current rental rates property manager
-Evaluate outside vendor results, and make recommendations to property manager -Monitor competitions’ product and pricing -Monitor office and property supply and pricing and make recommendations to manager for any changes -Meet with property manager to discuss resident issue responses and actions -Discuss and evaluate with property manager, early termination agreements -Coordinate with property manager for unit availability dates |
TACTICAL:-Run rental ads on Zillow and Facebook Market Place
-Create images for rental ads -Schedule showings -Facilitate showings -Showing follow ups -Process applications for property manager to approve or reject -Collect deposits -Send leases and move in paper work -Schedule move in date -Communicate move in dates to property manager -Make Keys -Notify residents of showings and appointments -Get mail -Collect coins from laundry machines -Pay bills -Enter rent payments -Make bank deposits -Print vendor checks -Order office supplies -Respond to resident calls and emails -Present early terminations to Property Manager for approval -Send lease end documents no less than 60 days prior to lease end date -Collect resident paystubs for renewals -Send renewal paperwork -Send move out instructions -Send early termination agreements -Collect early termination fees -Notify property manager of any lease violations -Email and Post 3 Day Notices -Create and post lease violation notices -Send eviction cases to attorney -Meet weekly with property manager to review key strategic indicators |
STANDARDS:
POSITION SPECIFIC:-All bills are paid on time
-All rental inquires are responded to within 24 hours -All post showing follow ups are complete within 24 hours -The office is clean and organized -Resident questions/concerns are addressed within 24 hours -Occupancy is 100% -3 Day notices are delivered the 6th of every month |

-Follow the company processes for each outlined task associated with your position -Document all resident, vendor & co-worker interactions in Rent Manager in the associated account -Treat everyone, co-workers, residents, vendors with professionalism, respect & gratitude -Find a way to say yes (instead of no) -Be firm, but kind -Make 3 attempts to figure it out before asking for help -Look for opportunities to improve yourself personally and professionally |
