Results Statement:Mentoring and monitoring all property managers to make sure they are delivering strong profits and exceptional customer service through the encouragement and support of their team.
Reporting Positions: Property Manager
Results Statement: Ensure the effective and efficient operation of the community to achieve full occupancy with no delinquency, and excellent customer service.

RESPONSIBILTIES:
STRATEGIC:-Audit rental rates to ensure we are being appropriately aggressive.
-Spot audit the physical appearance of each community and team member to ensure we are maintaining our standards. -Spot audit the condition of apartments that are being delivered to a new resident. -Evaluate vacancies and delinquencies at each property and take action to minimize when needed. -ID Property Managers’ strengths and find ways to share with other Property Managers. -Have a weekly meeting with each Property manager -Create a plan for improvement when a Property manager is not delivering the results expected. -Evaluate the moral of each team to ensure they feel valued and mentored and take steps to facilitate improvement where needed. -Evaluate the P&L of each community to be sure we are managing expenses. -Audit surveys at each property to look for opportunities to provide guidance and recognition. -Evaluate staffing levels to ensure we are not under/over staffed. |

POSITION SPECIFIC:-Draft kind & respectful resident emails and responses
-Meet with Property manager at least weekly -Meet with owner once per week. -Audit rental rates quarterly. -Spot audit physical appearance of staff and property monthly. -Evaluate vacancy and delinquency trends weekly. -Create plan to help struggling property managers when needed. -Evaluate the moral of each team monthly to ensure they feel valued and mentored. -Review the P&L for each property monthly. -Audit surveys at each community monthly -Evaluate staffing levels quarterly. |

-Follow the company processes for each outlined task associated with your position -Document all resident, vendor & co-worker interactions in Rent Manager in the associated account -Treat everyone, co-workers, residents, vendors with professionalism, respect & gratitude -Find a way to say yes (instead of no) -Be firm, but kind -Make 3 attempts to figure it out before asking for help -Look for opportunities to improve yourself personally and professionally |
