Title: PROPERTY MANAGER

Results Statement: Ensure the effective and efficient operation of the community to achieve full occupancy with no delinquency, and excellent customer service.
Reporting Positions: RENTAL ASSISTANT

RESPONSIBILTIES:
STRATEGIC:-Monitor and adjust rental rates
-Evaluate outside vendor results -Monitor competitions’ product and pricing, adjust marketing accordingly -Monitor office and property supply pricing and ensure accuracy in ordering -Meet with rental assistant to discuss any ongoing or current resident issues that require assistance. -Assign dates for unit availability -Review delinquency report and let rental assistant know which evictions to initiate -Review leases that are ending and determine who we will offer a renewal to and who we will not. Pass information along to rental assistant so he/she can initiate communication. -Complete weekly report for Key Strategic Indicators -Meet with Regional Manger to review weekly status -Establish renewal conditions for current year. |
TACTICAL:*Make collections calls
-Walk property weekly to enter any needed tickets for exterior clean up or repairs -Approve/deny applications -Coordinate move in dates with Maintenance Manager -Approve/deny renewals -Approve/deny early termination requests -Establish rental rates -Review and approve evictions -Review surveys and feedback from closed maintenance tickets -Review surveys and feedback from new resident move ins. -Review lease violations and take appropriate action. |
STANDARDS:
POSITION SPECIFIC:-Draft kind & respectful resident emails and responses
-Meet with Maintenance manager at least weekly -Meet with Rental assistant daily -Meet with regional manager weekly -Evaluate Lease end dates monthly -Evaluate delinquency and returned payments report daily -Walk property weekly -Evaluate unit availability and readiness daily -Complete reports for meeting with Regional manager no less than 24 hours prior to the meeting. |

-Follow the company processes for each outlined task associated with your position -Document all resident, vendor & co-worker interactions in Rent Manager in the associated account -Treat everyone, co-workers, residents, vendors with professionalism, respect & gratitude -Find a way to say yes (instead of no) -Be firm, but kind -Make 3 attempts to figure it out before asking for help -Look for opportunities to improve yourself personally and professionally |
